In a Nutshell

The central city is finally starting to live up to its promise from a real estate point of view. As affordable homes in the suburbs have all but evaporated, first-time buyers (and investors) are now casting a favourable eye on downtown apartments and that's likely to be reflected in buyer demand and capital growth.

That doesn't mean to say it's going to be a piece of cake to sell your place in the city. Many apartments are simply "me too" commodities with no special features. Others have awkward legal titles, eg, terminating leases in the Viaduct, with unpredictable and expensive outgoings. These may take months to attract the right buyers and are probably unsuited to private sales.

In a Nutshell

Pukekohe continues to attract Auckland weary residents attracted by comparatively good value housing and access to the rural lifestyle, however it is only a subset of the home buying market and homes are not subject to the same demand as nearer to the city.

Demand for lifestyle blocks can be patchy and take a long time to sell to a market that doesn't have to move to a deadline, making a good agent with an established buyer database and a persistent attitude a potentially valuable asset.

In a Nutshell

Papatoetoe and Otahuhu have become very popular with a number of buyers, particularly first-time buyers, investors and Indian and Chinese immigrants.

Whether you sell privately or appoint an agent, it is important that you structure your sales approach for each of these groups and feel comfortable communicating with them. Most of the local agencies wisely have multi-lingual agents which make foreign buyers feel more at ease and probably results in more successful transactions.

In a Nutshell

Papakura may be part of the new Auckland super city but it doesn't necessarily feel like that to most Auckland buyers. The market here is arguably more specialised and smaller than those closer to the city. A local expert with an established buyer database is certainly worth considering in order to minimise sales time and maximise price.

The three main buying groups are probably, ex-renters, first-time buyers and yield conscious property investors.

Many buyers may need convincing of the desirability of the area, relative to other neighbourhoods, as well as the desirability of your home. It's hard to see this as an easy DIY selling option.

In a Nutshell

Manukau and South Auckland suburbs generally, are in strong demand with yield seeking property investors and it's important that if you have a property aimed at this market that whoever is selling it is appropriately versed in the terms and issues facing property investment buyers.

Markets like Totara and Goodwood Heights require a different type of sales approach aimed usually at family buyers, with the challenge being to maximise value by positively differentiating these increasingly affluent neighbourhoods.

Buyers looking at Clevedon and Whitford are something of a specialised group. This is the lifestyle block and horsey crowd and open homes are unlikely to be crowded affairs. It is a small buyer market that needs to be reassured by expert knowledge of comparative property sales.

Private sales are not uncommon, especially amongst younger couples hoping to save money, but the vast majority of homes are marketed successfully by neighbourhood specific agents from the local branches of the major agencies.

MEET THE NEIGHBOURS:

Captain, the sole Dannemora peacock to escape relocation; Auckland Council caught the other 11.  People complained after the birds caused damage to roof tiles and woke people up in the early hours of the morning with their calls.

In a Nutshell

Like other suburbs in eastern Auckland, the newer, lower maintenance homes, comparative value and retail facilities appeal to foreign immigrants new to Auckland, as well as to home-grown young families keen on safe streets and easy shopping.

Private sales are not unusual, but strong competition from local agents offering access to their group's buyer databases and multilingual representation can be a compelling proposition to many would-be vendors.

In a Nutshell

Beachlands is rightly popular with buyers, especially with young couples and families starting out, or empty nesters downsizing.

Maraetai's beach sells itself to many buyers who don't need to commute into the CBD.

The distance from town - and from other suburbs - mean that the open home crowd might be somewhat limited and vendors might benefit from an agency group who has a database of buyers across the overall region.

In a Nutshell

Coastal and rural holiday home neighbourhoods have seen a sharp drop in buyer demand over the last few years and most vendors - especially absentee owners - who are serious about selling really have no option other than to appoint a good local agent.

The Warkworth lifestyle block market and the Omaha bach market are chalk and cheese and require tailored sales efforts to diverse buyer groups. Make sure you are represented by an agent with the appropriate marketing skill set and buyer contacts.

16 homes in Takapuna have a CV above $8m, most located in O'Neills Ave, Minnehahha Ave and Gibbons Rd.

In a Nutshell

Takapuna and Milford have distinct buying and selling markets.

If you are selling a $10m+ cliff-top home overlooking the beach, then frankly a private sale might not be an appropriate sales option. You'll benefit by being with a well-connected agency in touch with wealthy buyers who might take years before they decide on the perfect property.

On the other hand, non-coastal property, in good school zones with easy access to Takapuna and Milford retail and leisure facilities is in strong demand across the board and a number of private listings reflect that. A very competitive market that demands that you consider all of your options and talk to a number of local agent experts.

In a Nutshell

Hillcrest and Birkenhead are particularly strong sales areas with lots of competition from buyers for well built homes and from agents for their listings.

Chatswood and Northcote have also shown good annual price gains but stucco houses can stick and fail to sell at auction and the weeks after. Those types of homes particularly, may benefit significantly from agency sales help or from providing buyers with building reports, reassuring them of their weather-tightness.

Northcote Point homes are highly sought after by wealthy migrants, ex-pats and well-heeled locals alike. An agent with a good database of active buyers is likely to maximise your sales price.

This is an understandably popular areas with buyers, both domestic and imported. Mairangi Bay has strong local agencies but all of the main agencies and North Shore specialists based in Takapuna and elsewhere compete aggressively for listings of quality homes.

Many different markets and buyer groups are covered in this catchment area.

Whangaparaoa and its neighbourhoods are a popular choice for families, especially if they don't have to commute to the city and listings attract competitive proposals from a strong agency presence.

Gulf Harbour stucco homes can be hard to sell quickly, privately or with a good agent.

Orewa appeals to a local marketplace and to retirees from the city's suburbs. Private sales are apparent but local agents dominate.

Very popular with young families and couples. Private sales signs are a common sight, although the large local agencies dominate the listings scene.

If you are a seller with a young family, consider the reality of trying to sell yourself. It's hard to host open homes, answer buyers' questions and look after pre-schoolers, not to mention follow up on buyers by phone when your family is crying out to be fed!

In a Nutshell

Quality family homes in good school zones are racing out of the auction rooms.

One of the most difficult issues facing sellers is to work out what is a bargain price, a fair price and a windfall price for their home in order to negotiate successfully with buyers. Agent input will be key to establishing price expectations and to provide buyers with the reassurance of comparative sales.

Sellers may well decide that the agency route is preferable if they want to maximise the sales price achieved, but that doesn't mean they can't discuss a favourable fee and marketing package with the successful listing agent.

" In 2018 Devonport is attracting cashed-up migrants, retirees and established buyers. Premium sales prices are now being achieved by our vendors after carefully managed marketing campaigns."

  NoTable locals
Devonport has always had a strong music culture and present and past residents include Kiwi rockers Tim Finn, Lorde and Gin Wigmore.

In a Nutshell

The major Auckland real estate agencies, as well as specialist boutique firms, are all active here.

Private sales do occur but if you want to sell your Cheltenham Beach ornate villa for really big bucks, it helps if you can point buyers to examples of other homes in the area that have achieved similarly stellar sales prices. This is where busy local agent experts come into their own.

In a Nutshell

The agencies of Takapuna and Devonport tend to service this area and acquire the vast majority of listings. The agents are competitive and it's worth asking them to demonstrate that in their proposals.

Private sales are not uncommon, especially by enthusiastic young couples talking up the area as the next Takapuna and keen on contributing as much as possible to the equity of their next home, but the large agency groups and North Shore specialist agency brands tend to dominate.

In a Nutshell

Albany and Greenhithe attract completely different buyers with different expectations.

The lifestylers of Greenhithe are often retired and are unlikely to need to commute to the city. They are often downsizing and have substantial equity available to buy their homes in the country.

Families buying in Albany are from New Zealand, Asia and elsewhere; they need to be convinced of the future appreciation of the area and the viability of the Northern Busway as a commuting option to the CBD. That requires an enthusiastic pitch from either the vendor or their appointed agent.

AGENTS' ANGLE

Todd Murray:

"The West Harbour area can now command some genuinely premium prices. We have an active database of ready-now buyers anxious to hear about new homes on the market."

In a Nutshell

The area appeals to first and second-time buyers as well as value conscious families.

Asking prices or estimates of sales price expectations will often need to be rationalised to reassure potential buyers and their lenders, which often leads to an agency appointment rather than a DIY sale..

In a Nutshell

Maybe it's to do with the bohemian nature of its residents but this area has much more than its fair share of homes being advertised for sale privately. That could account for the 85 days it takes to sell on average, one of the longest in Auckland!

It's a place you either want to live in or don't and even the best of sales people won't be able to change your mind on this one.

There is a specialist real estate company in the area, Piha Real Estate, but most of the listings are covered by the agency groups bsed in Titirangi.

In a Nutshell

Like the West Coast Beaches up the road, Titirangi has plenty of sellers doing it for themselves. Perhaps no-one can explain that Man and Beast, eye-to-eye with a possum moment quite like the person who has been through it.

Titirangi village has all of the major agency groups and the area continues to appeal, especially to English immigrants who find the place impossibly exotic and great value.

In a Nutshell

A number of pundits have picked Te Atatu as the next place to go through rapid price growth. The tidal wave of demand appears to be heading west and sweeping up suburbs in its wake; Ponsonby, Grey Lynn, Westmere, Pt Chevalier, Waterview and even Avondale. Te Atatu is the next neighbourhood in its path and its future looks promising.

Of course whether you feel you can convince buyers of this impending boom or whether you need a professional to argue the merits of its case, is a question with different answers for different sellers.

Lifestyle blocks are likely to require specialised local sales effort to a cultivated database of potential buyers in New Zealand and beyond.

Helensville homes are likely to appeal to a sub-set of local buyers and the market does not appear to be growing. Private sales are an option although the major agencies have a local presence and should perhaps be any vendor's first port of call.

60 homes in Remuera have a CV of $10m+ and four homes have a CV of $20m+. The highest is in Arney Rd, at $25m and occupying over 5,000 sqm of prime, northern slopes real estate.

Agents' Angle

Stephen Hart (Ray White, Remuera):

"Remuera is rightly, still one of Auckland's most sought after suburbs. We have significant buyer interest across the $2.5m to $12m+ price range looking to buy now."

 MEET THE NEIGHBOURS

Charity champion, Dame Rosie Horton, Team NZ head honcho, Grant Dalton and Spark CEO, Simon Moutter.

In a Nutshell

Remuera has two distinct real estate marketplaces; northern and southern slopes and most agents specialise accordingly.

All of the main agency groups have a local presence, as do more boutique outfits that perhaps have a perceived cachet that appeals to some buying and selling groups.

Homes on the northern side are the most expensive and many of the agents selling them have high profiles and near-celebrity status.

Properties on the southern side are cheaper, but still in Grammar zone, and often appeal to multi-generational Asian families in particular. Many of the agency teams are wisely multilingual.

Homes in the $3m+ price bracket can be difficult to sell at high premiums to CV, the buying market is comparatively small and is increasingly tempted by Parnell and Herne Bay. Many of these homes may not sell successfully at auction and can require discreet negotiations and persistence.

Both sides of the ridge are very competitive when it comes to listings. Would-be sellers should choose an agent that they feel will appeal to the types of buyers they are likely to attract.

In a Nutshell

Ponsonby is well and truly a member of the Million Dollar Club nowadays, with Freemans Bay not far behind.

Lots of buyer demand for those cute cottages off Ponsonby Rd and lots of demand from agents for their listings. The area has a number of top-performing agency offices including B&T, Ray White and Harcourts. For such a small suburb Parnell has a surprisingly diverse range of homes. From the multi-million dollar mansions of St Stephens Ave, to  tiny workingmens' cottages, to apartments - desirable and otherwise.

Agency sales are prevalent and a small number of local specialists have a strong presence. Many agencies from nearby Remuera have staked a claim in the battle for listings.

Mount Wellington is now a sought after investor suburb and first-time buyers are equally impressed. Mall shopping, motorway access, Newmarket and Mission Bay are all draw cards.

Schooling is decidedly average but that could change as development (Stonefields) and people arrive.

Panmure is still a bit rough and puts off some buyers, but the developers are arriving, in droves. Worth considering cutting a deal with agents but might be an intrepid private sale experience.

In a Nutshell

Wow, this is a suburb that is in demand! Buyers are regularly paying +50% CV premiums for character homes on full sites with freehold titles.

LJ Hooker and Ray White have a strong presence and some very well regarded agents. Definite potential for DIY sellers, but good local agents can keep buyers hyped and are in touch with those that have just missed out at recent auctions and in the market for new listings.

A multilingual buying audience demands the same from any serious seller. Some very ordinary houses will take a long time to sell, but the welcome addition of SH 20 and access to the airport are real plus points.

The area is still very up-and-coming at best, you might need professional help to maximise your sale price, seriously.

In a Nutshell

Mt Eden is a genuine runaway success story; this area is recording some extraordinary sales prices, both inside and outside of Auckland Grammar/EGGS zone.

Selling yourself might be tempting but will you lie awake at night wondering what a top agent might have sold it for? Like Epsom, many local agents have long lists of buyers actively seeking homes in top school zones. Consider all the options before deciding.

AGENTS' ANGLE

Nick Lyus:  "Meadowbank/Ellerslie is now rightfully attracting $1m++ buyers for well-kept homes."

JOHN LAntz:  "The area has taken off. We have a long list of buyers queueing up for family homes in Meadowbank."

STEPHEN HART:   "Great schools, shops and transport mean this area is now on many buyers' wish lists and sales prices reflect that."

In a Nutshell

The days when Meadowbank and Ellerslie were completely overshadowed by more fashionable neighbour, Remuera are a thing of the past. They are both now in big buyer demand from professional couples and families and are achieving significant sales price premiums compared to CVs.

Agents compete keenly for listings and short-notice auctions are the favoured sales method. St Johns has some great rental opportunities and family homes in the park.

Stonefields is becoming more established as a fully fledged community and now regularly making buyers' short-lists.

Talk to local agents about your price expectations and ask for the latest comparative sales to get a realistic estimate of what price your home is likely to fetch.

Holiday homes and beach properties have not fared well over the course of the recession and buyers are still thin on the ground. The Gulf Islands are comparatively remote and don't attract a lot of walk-by casual open home traffic. In a Nutshell

Sales activity has been frenzied in these suburbs over the last five years and shows no signs of abating. On the face of it, it's tempting to say that the homes seem to sell themselves and draw the obvious conclusion that this is a prime opportunity for private sales. That may indeed be an option and there are a number of examples currently on the market. However, there may be very large numbers of dollars at stake and would-be sellers should seriously consider if the sales price benefit of a strong local agent will outweigh their costs. Strong competition between agents for listings in these suburbs mean many sellers might try and use that situation to negotiate a favourable fee, rather than forego an agent entirely.

Epsom remains an extremely sought after suburb by home buyers because of its excellent schools, proximity to Newmarket's shops and access to the airport and motorway network.

In a Nutshell

Quality family homes do not change hands frequently in these sought after bays, so there is a lot of competition between buyers - and indeed between agents - for listings in the area.

Leasehold properties and infill mono-clad homes may be less popular and harder to negotiate a deal on and will require specialist sales expertise.

The Bays attract buyer interest at a variety of levels, from bargain hunters to the seriously well-heeled, many of whom might search for months, or longer, to find the perfect place. Choosing a local listing agent who has an established buyer database is likely to pay dividends for would-be sellers looking to maximise their selling price.

AGENTS' ANGLE

Ian keightley:

"The Blockhouse Bay/Lynfield area is now attracting serious interest from young professional buyers and cashed up migrants alike. We expect the demand to continue to set record sales prices for local vendors."

jacqui kalka:

"The Bay has always been recognised as a haven for switched-on home buyers but now investors are also seeing the light. We have a growing database of active investors who are anxious to secure quality homes."

In a Nutshell

Blockhouse Bay's older brick and tile homes on larger flat sections have become the focus of serious buyer (and developer) attention of late.

The suburb is transforming by the day and its population profile is becoming younger and more professional.

In a Nutshell

The Avondale area has seen a significant increase in buyer interest over the last 12 months and is finally achieving its long-predicted promise of being the "next cab off the rank" suburb in terms of price appreciation. Buyers who can no longer afford easterly neighbours Grey Lynn and Point Chevalier are now in evidence at Avondale auctions, especially for restored villas in Avondale Heights.

There are no agency offices in Avondale itself, but the area is strongly represented by B&T and Ray White in Blockhouse Bay and New Lynn. LJ Hooker in Blockhouse Bay is also well rated.
