In a Nutshell

The central city is finally starting to live up to its promise from a real estate point of view. As affordable homes in the suburbs have all but evaporated, first-time buyers (and investors) are now casting a favourable eye on downtown apartments and that's likely to be reflected in buyer demand and capital growth.

That doesn't mean to say it's going to be a piece of cake to sell your place in the city. Many apartments are simply "me too" commodities with no special features. Others have awkward legal titles, eg, terminating leases in the Viaduct, with unpredictable and expensive outgoings. These may take months to attract the right buyers and are probably unsuited to private sales.

Ponsonby is well and truly a member of the Million Dollar Club nowadays, with Freemans Bay not far behind.

Quality family homes do not change hands frequently in these sought after bays, so there is a lot of competition between buyers - and indeed between agents - for listings in the area.

Leasehold properties and infill mono-clad homes may be less popular and harder to negotiate a deal on and will require specialist sales expertise.

The Bays attract buyer interest at a variety of levels, from bargain hunters to the seriously well-heeled, many of whom might search for months, or longer, to find the perfect place. In a Nutshell

The Avondale area has seen a significant increase in buyer interest over the last 12 months and is finally achieving its long-predicted promise of being the "next cab off the rank" suburb in terms of price appreciation. Buyers who can no longer afford easterly neighbours Grey Lynn and Point Chevalier are now in evidence at Avondale auctions, especially for restored villas in Avondale Heights.

There are no agency offices in Avondale itself, but the area is strongly represented by B&T and Ray White in Blockhouse Bay and New Lynn. LJ Hooker in Blockhouse Bay is also well rated.
