Whether you choose to appoint an agent or undertake the sale privately, the key thing is empathy. Put yourself in the shoes of the person you want to attract. If you wouldn’t want to deal with an overly cocky real estate agent as a buyer, then don’t employ one as a seller. If you are going to sell your home privately, ask yourself whether you have the right social skills to interact positively with buyers - many people don't and find the whole process uncomfortable and draining.
