Agent Profile

HOMETOPIA Suburb Specialist for Albany & browns Bay,

Chrissie Modena

Meet Chrissie Modena

Hometopia's Suburb Specialist for Albany & Browns Bay

Chrissie works at Ocean View Real Estate in Albany on Auckland's North Shore and specialises in selling homes in Albany, Browns Bay and the neighbouring area.

Hometopia: How long have you been an agent?

Chrissie: I've been selling on the shore for more than 10 years now. I love it!

HT: What did you do prior to real estate?

CM: I came from an advertising and PR background, but real estate was always my calling to be honest. I was an open home addict most weekends.

HT: What's so special about the Albany and Browns Bay areas?

CM: Where do I start? The upper east coast bays are pretty special, they offer a fabulous lifestyle for families, singles and seniors alike. The kids, especially, are so lucky to spend long summer days playing on the quiet, safe beaches and the parents know they've got great schools, so they won't just end up as beach bums!

HT: What has changed about the area in the last 10 years.

CM: Wow, so much, and all for the better. Getting into town at rush hour was always a bit of a pain but the Northern Busway has been a godsend for commuters. So many people are working and shopping nearby these days, thanks to places like Wairau Park, The Westfield Mall at Albany, North Shore Hospital and the Massey University campus.

HT: How is Albany performing in the property market?

CM: Albany values are up 24% this year, to an average of close to $900k, while Browns Bay is at $950k. Greenhithe is a remarkable story and now has an average value of $1.2m+.

HT: What is your sales style?

CM: I'm strong on communications. Clients need to see a great job being done to market their home and kept up-to-date with sales initiatives that are underway to maximise their sales price.

HT: Auction or price by negotiation?

CM: There's no off-the-cuff answer to that sorry. Auctions can yield great results, but for large, expensive properties they might not be the best option. I need to know more about the home and the vendor's situation to advise the best options.

HT: A final word?

CM: I treat this business seriously. No stone is left unturned to ensure clients get the very best price and that requires energy and local expertise. Potential buyer concerns and objections need to be identified and resolved quickly, while strong sales features need to be recognised and championed to ensure we generate the greatest possible buyer enthusiasm and competition.

Please call me to ask your own questions about how I could market your home.
